A scheduled night walk of the property to log outages, failing fixtures, timers, photocells, and damaged conduit.
Lenses and housings cleaned of dirt, insects, and mineral haze so the fixtures you pay for actually light the ground.
Existing fixtures converted to LED for lower energy use, longer life, and better light — pole heads, wall packs, and walkways.
Controls set and replaced so lights come on at dusk and off at dawn — not at noon, and not never.
Broken, exposed, or corroded conduit repaired or replaced, with wiring pulled back to code.

Scheduled inspections and cleaning, with a report to your manager or board after every visit.
A monthly night inspection of every fixture, timer, photocell, and conduit run, plus quarterly lens and housing cleaning, with a written report after each visit. Repairs found during inspections are quoted or handled under the agreement, and you get priority service between visits.
Outages found during inspections are typically repaired on the same visit when parts are on the truck, or scheduled promptly when they aren’t. Emergency outages at entrances and gates get priority.
